This is not a condominium or townhome community; you own your lot and house outright. The rules are enforced by an Architectural Control Committee (ACC) and cover lot use, building standards, and aesthetics. Key parameters include a 30-day minimum lease term, a 1,100-square-foot minimum house size, and no visible commercial vehicles.
- Leasing & rentals: No lease may be for less than 30 days; transient or hotel use is prohibited. Leases must be in writing, subject to the Declaration and ACC rules, and a copy must be delivered to the ACC before the term begins.
- Minimum house size: No house under 1,100 total livable square feet (excluding open porches, ramadas, patios, balconies, carports, and detached garages) may be built without prior ACC approval.
- Architectural review: Any exterior change—including buildings, fences, walls, landscaping, solar collectors, antennas, satellite dishes, and color changes—requires ACC approval. Plans must be submitted; if the ACC does not reject them within 45 days, they are deemed approved. The ACC may employ consultants at the owner's expense.
- Parking & vehicles: No street parking. Recreational vehicles, boats, trailers, and commercial vehicles must be parked behind the fence return and gate or inside a garage. Inoperative or abandoned vehicles may not be stored on lots. Vehicle repairs are limited to 48 hours on driveways; longer repairs must be inside an enclosed garage.
- Pets: Only customary household pets (dogs, cats, birds) are allowed, in numbers that do not create a nuisance or disturb others. The ACC can decide whether a pet is a nuisance and whether the number is reasonable. Animal waste must be promptly disposed of.
- Fences & party walls: Side and rear fences cannot exceed six feet in height and must be cement block construction (unless otherwise approved). Fences on lot lines are party walls, with shared maintenance responsibility. The ACC may grant variances for hardship or changed circumstances.
- Business & commercial use: No trade or business may be conducted from a lot unless it is not detectable from outside, complies with zoning, does not increase insurance costs, and is not a nuisance. Home-based businesses that meet these criteria are allowed. No signs over five square feet, except one 'For Sale' or 'For Rent' sign per lot.
- Landscaping & maintenance: Landscaping must be installed within six months of closing, based on ACC-approved plans. Owners must maintain landscaping, fences, and drainage structures. If they fail, the ACC or developer may do the work and charge the owner, plus 15% annual interest until paid.
