Citrus Ranch is a single-family home subdivision in Mesa, AZ, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs) recorded in 1993. These rules apply to all lot owners and their tenants, establishing a uniform scheme for residential use, architectural standards, and property maintenance.
- Single-family use & occupancy: Each lot must be used exclusively for single-family residential purposes. Dwellings must have at least 1,200 square feet of interior floor space (excluding garages, porches, etc.). No transient hotel use, and home occupations are allowed only if conducted entirely indoors and not discernible from outside.
- Leasing & rentals: All leases must be in writing, for a minimum of 30 days, and must cover the entire lot and dwelling. Leases must acknowledge that they are subject to the CC&Rs, and any lease violation is a default.
- Architectural & exterior standards: All permanent buildings must have stuccoed exterior walls and tile roofs in colors matching the models on lots 41-43. Exterior walls and fences facing streets must also be stuccoed. Painting must be harmonious with the original developer's color scheme. Any additions or remodeling must comply.
- Parking & vehicles: Vehicles must be parked in garages, carports, or driveways whenever possible. Street parking is only for deliveries and short-term guests. No trucks, boats, RVs, or trailers may be parked so as to be visible from neighboring property or streets, except pickup trucks under 1 ton with camper shells under 7 ft height, and mini-motor homes under 7 ft height and 18 ft length. No inoperable vehicles or repairs visible from outside.
- Pets & animals: Only small, generally recognized house or yard pets are allowed, kept as domestic pets (not for commercial purposes). Animals must not create unreasonable noise or nuisance. Any animal housing must not be visible from neighboring property.
- Signs & antennas: No exterior signs except traditional mailboxes, residential nameplates, and one 'for sale' or 'for rent' sign no larger than 3 square feet. No outdoor antennas or satellite dishes; any satellite dish must be ground-mounted and not visible from neighboring property.
- General maintenance & nuisances: Lots must be kept clean, trimmed, and free of weeds and trash. No nuisances, open fires, or burning (except barbecues). All improvements must be maintained in good repair; garages must be kept neat with doors shut when not in use. Construction must be completed within 10 months, landscaping within 180 days of certificate of occupancy.
- Amendment & enforcement: The CC&Rs run with the land for 20 years from recording (1993) and automatically extend for successive 10-year periods. Amendments require 90% lot owner approval during the first 20 years, and 75% thereafter. Any owner can enforce the restrictions via legal action.
