Crisway Estates is a single-family trailer lot community in Mesa, AZ. This declaration of covenants, conditions, and restrictions (CC&Rs) governs the use and enjoyment of Lots 1–60, and its rules run with the land, binding all current and future lot owners. It establishes that each lot is a single-family trailer lot with specific building, setback, and use restrictions.
- Property use & structures: Lots are designated as single-family trailer lots. No tent, shack, barn, or outbuilding may be used as a residence. All trailers or structures must be set back a minimum of eight feet from all property lines except the front lot line, which must be at least twenty feet. Within one year of occupancy, each lot must have at least 400 square feet of finished floor space under roof (including trailer floor space, concrete patio, and driveway under roof). Each trailer must be a complete modern living unit with plumbing for toilet and bath facilities per state and county health regulations.
- Fences, walls & landscaping: No solid wall or hedge over three feet high is allowed within twenty feet of the front lot line, and nowhere may any solid wall or hedge exceed five feet in height. No fence, trees, shrubbery, or structures may be placed on the rear eight feet of any lot or on utility easements. Utility easements must be kept open for utility and public service vehicles.
- Pets & animals: No poultry, fowl, livestock, or animals of any nature may be kept on any lot except normal and usual household pets, and none may be raised commercially.
- Business & nuisance: No noxious or offensive business, trade, or activity may be carried on upon any lot, nor anything that is or becomes annoying or a nuisance to the neighborhood.
- Storage & appearance: Suitable storage or coverage must be provided for all property or materials stored on the premises, and no loose property or materials may be stored outside to detract from appearances.
- Duration & amendment: The restrictions run with the land until January 1, 1997, and automatically extend for successive ten-year periods unless a majority of the then-owners vote to change them in whole or in part.
