Golden Crest Terrace (Mesa, AZ) is a subdivision of single-family mobile home lots governed by a Declaration of Restrictions recorded in 1973. These covenants run with the land and bind all owners until 1960, with automatic ten-year renewals unless a majority of owners vote to change them. There is no homeowners' association; enforcement is through court action.
- Use restrictions: Each lot may have only one single-family mobile home (minimum 38 feet long per county definition) used as a residence. No tent, shack, barn, or other outbuilding may be used as a residence. No noxious or offensive business, trade, or activity is allowed.
- Building & setback requirements: Mobile homes must be placed at least 20 feet from the front lot line, 10 feet from side street lines, 7.5 feet from interior side lot lines, and 25 feet from the rear lot line. Within one year of occupancy, each lot must have at least 100 square feet of finished floor space under roof (including concrete patio under roof). Mobile home floor must be at least one foot above curb or lot grade.
- Fences & landscaping: No solid wall, fence, or hedge over three feet high in any required front yard, and nowhere above five feet. Within the rear eight feet of any lot (utility easements), no fence, trees, shrubbery, or structures are allowed except as needed for utilities. Easements must be kept clear of weeds, rubbish, and garbage.
- Pets, livestock & storage: No poultry, fowl, livestock, or animals other than normal household pets, and pets may not be raised commercially. All property stored outside must be in suitable storage or coverage so as not to detract from appearances; no loose property or materials may be stored so as to be unsightly.
- Vehicles & parking: No boat, camper, trailer, travel trailer, or truck larger than 3/4 ton may be parked or remain on a lot unless confined in a carport or garage attached to the mobile home or in the rear of the lot.
- Utility easements: Utility easements must be kept open at all times for utility and public service vehicles, and the owner is responsible for keeping them clear of weeds, rubbish, and garbage.
