Greenfield Commons is a commercial condominium community in Gilbert, AZ—you own an office or retail unit within a multi-building complex, and the association maintains shared common elements. Residential use is prohibited; units are restricted to professional services (e.g., medical, legal, real estate) or retail sales of goods and services, as designated by building.
- Permitted uses: Office buildings (Buildings 1, 2, 3) are limited to professional services like medical/dental offices, law offices, architects, etc. Retail buildings (Lots 2, 3) are restricted to retail sales of goods and services. No portion may be used for housing or living purposes. Any other use requires Board (during Declarant control) or all unit owner approval.
- Parking & vehicles: The Board assigns one reserved/covered parking spot per 1,000 sq ft of unit area; remaining spaces may be leased. Overnight parking is prohibited. Inoperable vehicles, campers, boats, and trailers may not be parked anywhere. Vehicles may not be repaired or serviced on site except emergencies.
- Leasing & rentals: Leases must be in writing, subject to the declaration and rules, and must include a clause that tenants are bound by the governing documents. The owner must provide the association with lease start/end dates, tenant names, owner contact info, and emergency contact at least 10 days before occupancy. The owner remains liable for tenant violations.
- Architectural control: No exterior changes, additions, or alterations (including painting, landscaping, signs, awnings) may be made without prior written Board (or Architectural Committee) approval. Plans must be submitted; if no response within 30 days, approval is deemed given. The Declarant is exempt.
- Animals: No animals, reptiles, birds, or fish (except an aquarium inside a unit) may be kept without written Board approval. This includes no breeding or keeping on common elements.
- Signs: No exterior signs (including “For Sale” or “For Rent”) are allowed without Board approval. The Board may approve signs identifying the unit occupant, subject to size, color, and location criteria. Signs must also comply with Town of Gilbert ordinances.
- Maintenance responsibilities: The Association maintains, repairs, and replaces all Common Elements (including perimeter building walls, excluding windows/doors). Each unit owner is responsible for all maintenance and repairs within their own unit, including HVAC equipment (though located in common areas), and must keep exterior common elements neat. Damages caused by owner/occupant are charged to that owner.
