- Architectural review & approval: All buildings, fences, walls, and significant alterations require written approval from an architectural committee before construction. The committee has 30 days to respond; silence is deemed approval. The initial committee members were Forrest D. Gressley, Maurice G. Smith, and Don Palmer.
- Building standards: size, type, and placement: Single-family residence only, max 2 stories. Ground floor minimum 750 sq ft (excluding porches, garages, pergolas, patios). Garage/carport for max 3 cars. Dwelling front must comply with City setbacks; side access minimum 3'6" from building to lot line. Front fences/hedges capped at 3 feet; back/side fences max 6 feet within 5 feet of property line.
- Party walls & shared boundaries: Walls on dividing lines between lots are jointly owned and maintained equally—except if one owner damages it through negligence, that owner bears the repair cost alone. Modifications or extensions to party walls require the adjoining owner's written consent.
- Use restrictions & prohibited activities: Single-family residential use only; no commercial activity. No livestock or poultry. No clotheslines except between rear wall and rear property line. No inoperable or under-repair vehicles on the street or lot. No dumping, rubbish, or unsanitary waste storage.

- Assessments & fees: Initial annual assessment: $120.60 per lot, payable monthly. Increases capped at 10% annually with inflation; above that require a 2/3 member vote. Special assessments for capital improvements also require a 2/3 vote. Payments 30+ days late incur 8% annual interest; non-payment can result in foreclosure.
- Association governance & voting: Homeowners elect a 5-member board of directors annually (staggered 3-year terms). Annual meetings held the first Wednesday of March. Each lot owner gets one vote; voting rights suspend if assessments are 15+ days in arrears. Quorum is 10% of members.
