Los Estados is a single-family home subdivision in Mesa, AZ, governed by a homeowners' association (HOA). The CC&Rs bind all lot owners and outline rules on property use, assessments, architectural standards, and maintenance. Prospective buyers and residents should review these detailed requirements carefully.
- What you own & maintain: Each lot owner owns the lot and the residence built on it. The association owns and maintains the common area (private drives, common landscaping, recreational facilities). Owners must maintain their lots, patios, and interior utilities; termite control is the owner's responsibility.
- Leasing & rentals: Leases must be in writing and subject to the CC&Rs. Minimum initial lease term is six months unless the board agrees otherwise. Within 10 days of signing a lease or deed, the owner must notify the association of the tenant/buyer's name, address, and phone number.

- Parking & vehicles: Passenger cars and pickup trucks up to 3/4 ton may park on lots per setback rules; campers, trailers, boats require screening and approval. No parking on private streets (Tract A). No inoperable or under-repair vehicles outside an enclosed garage. No motor vehicles on private streets even temporarily.
- Pets: Household pets (dogs, cats, birds, fish) are allowed if not a nuisance or kept for commercial purposes. Must be fenced or controlled; no swine, peacocks, or geese. A 'reasonable number' is permitted.
- Building & construction standards: Minimum livable area: 3,000 sq ft (one story), 2,500 sq ft grade + 3,500 total (two story). Three-car side-entry garages required. Roofs must be tile or wood shake, Dutch gable or hip. Exterior walls: masonry block, brick, or stucco. Driveways must be concrete. Each lot must keep 12 original citrus trees.
