Mesa Coronado I is a 85-unit condominium community in Mesa, AZ. You own your individual unit and an undivided interest in the common elements, which the association maintains and insures. Owners also automatically belong to a separate recreational association that provides access to additional amenities.
- What you own & maintain: You own the interior space of your unit (bounded by walls, floors, ceilings) and any exclusive-use heating/cooling equipment within it. You are responsible for all maintenance, repairs, and replacements inside your unit and any patio/balcony areas. The association maintains and repairs the common elements (roofs, structural walls, common areas, pool, etc.) and may access your unit for that purpose.
- Common expenses & assessments: Each owner pays a share of common expenses equal to 1 3/17% (about 1.176%) of the total – the same as their undivided interest in the common elements. The association sets an annual budget including reserves and may levy special assessments. Unpaid assessments accrue interest at 12% per year and become a lien on the unit, though subordinate to a recorded first mortgage.
- Insurance: The association must carry casualty insurance on the entire property (including units) and liability insurance of at least $1,000,000 per occurrence. Unit owners may get their own policies for personal property and liability, but those must not impair the association's coverage. Insurance proceeds are generally paid to the association and used for restoration or distributed to owners/mortgagees.
- Parking & storage: Each unit has one reserved (restricted) parking space numbered to match the unit, plus one storage area – both are limited common elements for the exclusive use of that unit. Guest parking spaces are common elements managed by the board. Storage areas must be kept clean and cannot contain flammable or hazardous materials; the association can inspect them.
- Use of common elements & recreational area: All owners and their occupants/guests have non-exclusive rights to use the common elements (swimming pool, driveways, landscaping, etc.). The association is a member of Mesa Coronado Recreational Association, so owners also enjoy the recreational areas (private roadway, park, etc.) managed by that separate entity.
