- What you own & maintain: You own the interior space of your unit (bounded by unfinished surfaces) and the portion of the A/C system exclusively serving it. You are responsible for all maintenance, repairs, and replacements inside your unit and your patio/balcony. The association maintains the common elements (roofs, structural walls, common landscaping, pool, etc.) and carries master insurance.

- Insurance requirements: The association must maintain casualty insurance (fire, extended coverage, flood if applicable) for the full replacement cost, and liability insurance with at least $1,000,000 per occurrence. Owners may carry their own policies for personal property and liability, but such policies cannot impair the association's coverage.
