Hallcraft Villas Mesa Three is a townhome community in Mesa, AZ, where you own your individual lot and townhouse and share common areas with other residents. The association maintains the exterior of your home, common areas, and private sewers, while you are responsible for the interior, patios, and personal property. This document is the governing Declaration of Covenants, Conditions and Restrictions that applies to all owners and residents.
- What you own & maintain: You own your townhouse unit and the lot it sits on, including the interior and patio. The association maintains the exterior (roofs, gutters, walls, landscaping) and private sewers from stub-out to public lines. You are responsible for interior upkeep, fixtures, and termite control.
- Assessments & fees: Annual assessments are levied per lot; the initial maximum was $400/year (1972), and can increase up to 3% per year without a member vote. Special assessments for capital improvements require a 2/3 vote of each membership class. Unpaid assessments bear 6% interest and become a lien on the property, subordinate to first mortgages.
