What Parklinks at Superstition Springs's governing documents say
Parklinks at Superstition Springs is a planned unit development (PUD) in Mesa, Arizona where you own an individual residential lot and home. The developer and homeowners association enforce use restrictions, maintenance standards, and assessments through recorded covenants that bind all lot owners.
- What you own & maintain: You own a single-family residential lot and must maintain your home and landscaping in good condition. The lot is for residential use only; home-based business is allowed only if it is not visible, audible, or detectable from outside the lot and does not involve visitor traffic.
- Pets: Maximum two dogs, two cats, and two parakeets (or similar birds) per lot. Dogs and cats must be confined to your lot or kept on a leash not exceeding six feet when off-lot; you are responsible for immediately removing pet waste from other properties.
- Parking & vehicles: No vehicles are allowed on the subdivision's streets, which are designated as fire lanes. Recreational vehicles, boats, campers, motorcycles, and ATVs cannot be parked visibly from neighboring property without Architectural Committee approval, except boats/trailers parked for less than 24 hours in any seven-day period. The association may tow violating vehicles at the owner's expense.
- Assessments & fees: Annual assessment is $60 per month ($720/year) for completed homes, can increase up to 8% annually without a vote, or more with a 2/3 member vote. Delinquent assessments accrue 18% annual interest and $10 monthly late fees; voting rights are suspended if delinquent more than five days, and the association can place a lien and foreclose on the property.
- Architectural review: Many exterior improvements and changes require written approval from the Architectural Committee, including one residential identification sign, vehicles and equipment visible from neighboring properties, and various structures or landscaping.
- Maintenance standards: All buildings and landscaping must be maintained in good condition and repair at all times. Trash must be kept in covered containers and hidden from view except during collection; no incinerators allowed. Trees cannot overhang streets or pedestrian areas beyond eight feet.
- Common areas & security: The association maintains common areas, recreational facilities, private roadways, and landscaping in common areas, funded by assessments. A security gate restricts entry; residents waive liability claims against the association for any delays or obstruction of emergency vehicles caused by the gate.
