Rancho Villas Unit One is a condominium community in Mesa, AZ — you own a unit (apartment and covered parking) plus a 1/40 undivided interest in the common elements (land, roofs, walkways, etc.), with the association maintaining common areas and carrying master insurance, funded by annual assessments paid monthly.
- What you own & maintain: You own your unit's interior (including fixtures, appliances, interior surfaces) and the air conditioning/heating unit on the roof. You are responsible for maintenance, repair, and replacement of those items, plus termite control. The association maintains all common elements: exterior surfaces, perimeter/load-bearing walls (excluding interior surfaces), roofs, foundations, utility lines serving multiple units, and more.
- Leasing & rentals: An entire condominium may be rented, but must be occupied only by the lessee's family, servants, and guests, subject to all other use restrictions. No minimum lease term is stated in this document.
- Use restrictions: Each unit may be occupied only by a single family as a residence; no business, immoral/offensive/unlawful uses, or nuisances are allowed.
