What Sanctuary on Sunvalley Townhomes's governing documents say
Sanctuary On Sunvalley Townhomes is a planned residential community of attached townhomes (Unit Clusters) in Mesa, AZ, governed by a homeowners association. Owners own their lot and home; the association maintains common areas including a pool, spa, and landscaping. The rules apply to all owners, residents, and guests.
- Architectural review: Any exterior alteration visible from neighboring property requires prior written approval from the Board (or Architectural Committee). The Board can disapprove based on aesthetics alone, and decisions are final. Appeals allowed to the Board if initially denied by the Committee.
- Leasing & rentals: Leases must be in writing, for a minimum term of 6 months. A copy of the lease must be provided to the association before occupancy. Home exchange and foreign student exchange programs with no or nominal consideration are not considered leasing.
- Pets: No more than 2 adult dogs per lot, and no dog over 25 pounds unless it's a service animal for a disabled resident. Other common household pets (cats, birds) are allowed but must be kept on a leash no longer than 6 feet when outside the lot. No pet structures visible from neighboring property.
- Parking & vehicles: Commercial vehicles, boats, trailers, RVs, and inoperable vehicles may not be parked on lots or common areas except temporarily (once per 30 days, max 24 hours) or inside an enclosed garage. Family vehicles (cars, pickups under 3/4 ton, SUVs) are allowed only in garages. Motorized toys (dirt bikes, scooters) are prohibited. Towing and booting authorized for violations.
- Residential use & home businesses: All dwellings must be used as a single-family residence. Home businesses are allowed only if not detectable from outside, no more than 1 non-resident employee, no excessive traffic, and no nuisance. The Board determines compliance.
- Signs & flags: No signs visible from neighboring property except political signs (max 24x24 inches, displayed 45 days before to 7 days after election), flagpoles with approved flags per A.R.S. §33-1808, and small identification or alarm signs. 'For sale' or 'for rent' signs on lots are prohibited; a community sign is provided.
- Trash & recycling: Trash must be kept in covered containers approved by the Board or City. Containers are placed at designated trash pads on collection days, and recycling containers must be kept inside the garage. No incinerators. Fines for violations.
