- What you own & maintain: You own the interior of your unit (wall-to-wall finishes). The Association maintains all Common Elements (structure, grounds, recreational facilities, utilities) and carries master insurance for the building.
- Limited Common Elements: Your unit has exclusive-use areas: a balcony or terrace (if second story), patio (if first floor), driveway, and doors/windows. These are part of the condominium but allocated only to your unit.
- Residential use & home business: Units are for residential use only by a Single Family. You cannot run a visible business; home-based business is allowed only if it's not apparent from outside, has no door-to-door solicitation, and involves no more than one employee.
- Who can live in your unit: A Single Family is defined as blood/marriage-related residents, or up to three unrelated persons sharing a common household.
- Leasing & rentals: Units may be leased to tenants. Lessees have rights to use Common Elements during the lease term; the owner does not regain those rights until the lease ends.
