What Wranglers Roost's governing documents say
Wranglers Roost is a single-family residential subdivision in New River, AZ, governed by a Declaration of Restrictions (covenants) recorded in 1962. These covenants run with the land and bind all lot owners. There is no homeowners association; an Architectural Committee oversees design approvals.
- Architectural review: No structure may be built until the design, plot plan, and materials are approved in writing by two members of the Architectural Committee. If the committee fails to act within 30 days of a written request, approval is not required, but the structure must still comply with all restrictions and be in harmony with existing buildings.
- Lot use & buildings: All lots are for single-family dwelling use only. No business, lodging, or commercial activity is allowed. Each residence must have at least 1,100 square feet of ground floor area (excluding porches, patios, carports, garages). A guest house is permitted for non-paying guests only. No temporary buildings, tents, or trailers are allowed except a builder's office during construction.
- Setbacks & heights: Buildings must be set back at least 30 feet from front and street side lot lines, and at least 30 feet from side lot lines (with exceptions for combined lots or rear auxiliary structures at least 4 feet from lot line). Maximum building height is 20 feet. Fences: no solid wall or fence over 2.5 feet high within 30 feet of the front lot line; elsewhere fences may be up to 6 feet high. Hedges within 30 feet of front lot line limited to 3 feet high.
- Pets & animals: Personal pets (dogs, cats, other household pets) and up to one horse per permanent resident are allowed, provided they are fenced or leashed and kept so as not to create a nuisance. No livestock, birds, or poultry may be raised, bred, or kept.
- Construction & completion: All buildings must be new construction (no moved structures) and must be completed within 12 months of commencement. Prior to residential use, water-flush toilets and inside bathrooms are required, connected to septic tanks until public sewers are available, then to sewer.
- Signs & maintenance: Only one 'for sale' or 'for rent' sign not larger than 5 feet square is allowed. All rubbish, trash, and garbage must be removed from the subdivision and not burned except in an incinerator. No lot may be used or allowed to become in a condition that depreciates adjacent property.
- What this document doesn't cover: This declaration does not create a homeowners association, impose assessments or dues, regulate leasing (no minimum lease term), or set parking or rental restrictions. It is a set of land-use covenants only.
