What Coronado Reserve's governing documents say
Coronado Reserve is a subdivision of lots in Oracle, AZ. This document is not a full HOA rulebook; it is a covenant requiring all lot owners to pay fees to the Central Arizona Groundwater Replenishment District (CAWCD) for water supply assurance. It runs with the land and binds all current and future owners.
- Water fees & assessments: Each lot is subject to an annual Replenishment Assessment, an Activation Fee (per housing unit, set by CAWCD board), and a Replenishment Reserve Fee (equal to twice the Reserve Charge times total projected annual excess groundwater demand). Fees are due before a public report for sale or lease is issued.
- Lien for nonpayment: Unpaid Replenishment Assessments become a continuing lien on the lot and a personal obligation of the owner at the time they came due. CAWCD has remedies under Arizona law.
- Amendments: This declaration may be modified or revoked only by written agreement of CAWCD, the Arizona Department of Water Resources, and owners of 67% of the total area of the property.
