- Residential use & home businesses: All units must be used exclusively as residences. Home businesses are allowed only if they are not detectable from outside the unit, involve no customer visits, and comply with zoning and community rules.

- Noise & floor coverings: Second-floor units cannot have hard floor coverings (tile, marble, wood) except in kitchens, bathrooms, laundry, and entry, and those must use sound control underlayment. The board may adopt noise rules, and loudspeakers and stereos must not transmit sound between units.
- Signs, antennas & window coverings: Exterior signs (including for-sale/for-rent) and antennas/satellite dishes require board approval, subject to applicable law. Window coverings that alter the exterior look, reflective materials, and window tinting (except original) are prohibited without board approval.
- Time-sharing & hazardous materials: Time-sharing (rotating occupancy in increments of 180 days or less) is prohibited. Storage of flammable or hazardous materials is limited to small quantities for normal cleaning or landscaping.
