Camelback Country Estates - Unit One is a single-family home HOA in Paradise Valley, AZ. Every lot is for one single-family residence. The association maintains perimeter walls and common areas but owners are responsible for their own lots and improvements. The rules emphasize strict visual harmony: nearly everything visible from a neighbor's property is subject to approval or prohibition.
- Use restrictions: Lots are for single-family residential use only. No business or trade is conducted from a lot unless it is not detectable from outside, conforms to zoning, and involves no customer visits or signs. No structures other than one residence, a garage (max equivalent of four single-car doors), guest house, and servants' quarters are allowed. Minimum floor area of the dwelling is 5,000 sq ft, excluding porches, garages, and guest quarters. No temporary living structures (trailers, tents, etc.) are permitted.
- Architectural review: All exterior improvements, alterations, landscaping, and changes visible from neighboring property require prior written approval from the Board. The Board has sole discretion to reject plans for aesthetic reasons, and decisions are final. Approved plans cannot be changed without re-approval. Setbacks: minimum 40 ft front, 20 ft side, 40 ft rear. Variances are possible with Board approval and municipal permits.
- Leasing & rentals: Leasing an entire lot is permitted, subject to all Declaration provisions. Only the lessee and their family, servants, and guests may occupy. No rooms may be rented, and no transient tenants are allowed. Leases must comply with all rules, including occupancy by a single family.
- Parking & vehicles: Only automobiles in operating condition may be parked on streets, front yards, carports, or any area visible from neighboring property. Boats, recreational vehicles, trailers, campers, and truck campers are prohibited from being kept visible unless emergency repairs or approved construction. Garages and carports must be used only for parking and storage, not as living space. No motorcycles on walkways; mufflers must be in good condition.
- Pets: A reasonable number of generally recognized house or yard pets are allowed, but no poultry or livestock. Animals must not create unreasonable noise or nuisance. Pet structures (e.g., dog houses) must not be visible from neighboring property. The Board determines reasonableness and whether an animal is a nuisance.
- Assessments: Annual assessments fund maintenance of common areas (perimeter walls, landscaping, etc.). As of 2004, the annual assessment was $725.
