41st Street North Condominiums is a condominium community in Scottsdale, AZ — you own your unit and an undivided 1/4 interest in the common elements. The association manages and maintains the common areas, carries master insurance, and shares a recreational area with an adjacent condominium. Each unit has one vote in the association.
- What you own & maintain: You own your unit's interior; limited common elements (patio, exterior doors/windows serving your unit) are allocated to you. You are responsible for maintaining your unit and limited common elements. The association maintains common elements, structural parts of limited common elements, and shared recreational area.
- Assessments & fees: Annual assessments are determined by the board and can increase by the greater of CPI or 10% per year (unless utility/insurance costs require more). Special assessments require a 2/3 vote of members. The initial maximum annual assessment was $900 per unit. A late charge of $15 applies after 10 days, and unpaid assessments bear 12% interest and become a lien.
- Shared recreational area: A recreational area is shared with the adjacent 41st Street South Condominium. Both associations split maintenance costs equally and must adopt identical rules. Any material changes require approval from both associations.
