The rules focus on preserving the community's natural beauty and residential character through strict architectural controls, landscaping standards, and use restrictions.
- Residential use & business: Each lot must be used exclusively for single-family residential purposes. No business or trade may be conducted on a lot unless it is home-based, not visible or detectable from outside, and meets strict conditions (e.g., no customer visits, no non-resident employees). Renting a residence is not considered a business.
- Architectural review: Any exterior alteration, construction, or improvement (including fences, landscaping changes, painting) requires prior written approval from the Board or Architectural Committee. The Committee has 60 days to act; if it fails to, approval is deemed given. All decisions are final, and no damages may be awarded against the Association for approval or denial.
- Pets & animals: Only a 'reasonable number' of common household pets are allowed, and they must be kept as pets (not for commercial purposes). No nuisance noise is permitted. Structures for animals must not be visible from neighboring property. The Board decides what is reasonable.
- Vehicles & parking: No mobile homes, trailers, boats, or commercial vehicles may be stored or parked where visible from neighboring property for more than 48 hours in any 7-day period. Vehicles must be parked only on driveways, garages, or designated areas; not on common areas or other lots without consent.
- Signs: Signs visible from neighboring property are generally prohibited, except for: (1) required legal signs, (2) up to two residential identification signs (combined total of 72 sq. in. or less), (3) one construction sign (max 3 sq. ft.), and (4) signs pre-approved by the Board.
- Assessments & fees: Annual assessments are levied equally per lot, with a possible adjustment for lots in Paradise Valley due to separate services. Special assessments require majority Owner approval. The Association may impose fines for violations after a written warning and 30-day cure period. Unpaid assessments become a lien on the lot.
- Common areas & membership: The Association owns and maintains common areas (e.g., entrance, guardhouse). Members have an easement to use them, subject to Board rules. The Board may grant easements over common areas for utilities or cell towers and may charge fees for commercial vehicles using roadways.
