- Insurance & deductibles: If damage is to a unit or its limited common element, the owner pays the full repair cost if under the association's insurance deductible, or pays the deductible if the damage equals or exceeds it. For damage to common elements, the association pays if under deductible and not caused by an owner; if caused by an owner (or their pet/guest), that owner pays the full cost (if under deductible) or the deductible (if at or above). The board can decide to assess costs to benefiting units.
