Gateway at Main St. Plaza Scottsdale is a condominium community in Scottsdale, AZ — you own your individual unit and share ownership of the building's common elements, which the association maintains. The community is mixed-use, with both residential and commercial units. This is a full rulebook that applies to all unit owners and their tenants.
- What you own & maintain: You own the interior of your unit (including finished surfaces of perimeter walls and interior partitions). The association maintains all common elements (e.g., lobbies, hallways, elevators, exterior walls). You are responsible for maintaining your unit, any balcony or storage room allocated to your unit, and any limited common elements that serve only your unit (e.g., certain pipes and ducts).
- Leasing & rentals: Residential units may only be leased for a term of at least one year. No subleasing or assigning leases is allowed. You must provide the association with a copy of the signed lease and tenant information at least 10 days before the lease starts. You are liable for any rule violations by your tenants or their guests.
- Pets: Only dogs, cats, fish, or birds of varieties commonly kept as household pets are allowed in residential units. Pets must not create excessive noise, odor, or annoyance. Dogs must be leashed outside the unit. The board may adopt rules on pet size/weight, but any such rule must be approved by a vote of the members and only applies to new pets.
- Commercial units: Commercial units (A101 and A102) may be used for general business, professional offices, retail, or service businesses, but not for sexually oriented businesses, gambling, video game arcades, or drug paraphernalia sales.

- Assessments & fees: The association levies regular assessments, special assessments, individual expense assessments, and enforcement assessments. Your share is based on your unit's square footage relative to all units. There is also a master association (Main St. Plaza Scottsdale) with its own assessments.
