Jarson Estates is a single-family home subdivision in Paradise Valley, AZ, governed by a homeowners' association (HOA) that enforces restrictive covenants. All lots are for single-family residential use only, with a minimum floor area of 3,000 square feet. The Architectural Control Committee must approve all exterior changes, and the HOA can levy annual and special assessments.
- Lot use & minimum size: Lots are for single-family residential use only. No business, church, group home, or nonresidential use. Each dwelling must have at least 3,000 square feet of floor area (excluding open porches, garages, guesthouses, servants' quarters).

Garages must be used for parking/storage only, with doors kept closed except when entering/exiting. Only automobiles in operating condition may park in uncovered areas.
- Pets: A reasonable number of dogs, cats, or commonly recognized household pets may be kept as a privilege, but not for commercial purposes. The Architectural Control Committee may deem any pet a nuisance and require its removal.
- Signs and antennas: No signs visible from neighboring property except for legal proceedings, small residential identification signs (≤36 sq in), construction signs, or those approved by the Committee. No outdoor antennas or satellite dishes are allowed without Committee approval.
- Other use restrictions: No nuisances (e.g., odors, noise, unsightly items). Trash must be in sanitary containers and not visible from neighboring property except during collection. No construction of additional fences without Committee approval. No roof-mounted AC units unless hidden; no solar panels visible from neighboring property without approval.
- Assessments & HOA: Annual assessments start at $350 per lot, can increase up to 15% per year without a vote, or higher with 2/3 member vote. Special assessments require 2/3 vote. Assessments are a lien on the lot and personal obligation of the owner. Delinquent assessments bear 18% interest.
