What Rancho Caballo's governing documents say
Rancho Caballo is a single-family home subdivision in Phoenix, AZ, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs). These rules bind all lot owners and occupants, enforced by an Architectural Committee. This is not a condominium or rental community — you own your lot and house outright.
- Permitted use & minimum home size: All lots must be used exclusively for single-family residential purposes. No business activity is allowed. Each dwelling must have at least 3,000 square feet of livable area (excluding garage and open porch).
- Architectural review: Any exterior alteration, addition, or new construction requires prior written approval from the 3-member Architectural Committee. The committee has 30 days to respond; if no response, approval is deemed granted. Variances require written consent of all owners within 200 feet.
- Leasing & rentals: A lot may be rented only to a single family (as defined) for single-family residential use. No lease term minimum is stated, but occupancy must be by a single family. Short-term or vacation rentals are not addressed explicitly but may be restricted by the single-family use requirement.
- Pets: Only a reasonable number of domestic pets (no livestock, poultry, or horses) are allowed. Pets must be kept on a leash (max 6 feet) when off the owner's lot. Owners must clean up droppings. No nuisance noise allowed.
- Parking & vehicles: No mobile homes, buses, motor homes, trucks larger than 3/4 ton, trailers, boats, or recreational vehicles may be kept where visible from neighboring property. Garages must be used for parking and storage only. Motorcycles and motor-driven vehicles (except lawn equipment) are prohibited on walkways.
- Maintenance & fencing: Owners must maintain lawns, shrubs, and plantings, and keep lots free of debris. Each lot owner (except Declarant) must construct a 6-foot masonry fence around rear and side yards. Fence color and materials require Architectural Committee approval.
- Signs: No commercial, political, or 'For Sale' signs larger than 24x36 inches are allowed, except for two small residential identification signs (max 72 sq in each), one construction sign (max 3 sq ft), and one sale/rent sign (max 24x36 inches). All signs must not be visible from neighboring property.
- Duration & amendment: The CC&Rs run for 20 years from recording (1995) and automatically renew every 10 years. After the final lot sale by Declarant, the document can be amended by 51% of lot owners. Termination requires 90% owner approval.
