Villaresi is a single-family home community in Paradise Valley, AZ, governed by a homeowners' association (HOA). The rules apply to lot owners and residents. The document establishes a planned development with six lots, architectural standards, and common areas maintained by the association.
- Residential use: Each lot must be used exclusively for single-family residential purposes. Home-based businesses are allowed only if not detectable from outside, comply with zoning, and involve no employees other than family members residing in the unit. Guest houses cannot be used as offices.

All other vehicles must park in garages or on paved driveways, with no more than one vehicle parked overnight in a driveway. Street parking overnight is prohibited. Garages must be kept closed except for ingress/egress.
- Architectural & landscaping control: All improvements and landscaping require prior approval by an architectural and landscaping control committee. Initial landscaping must be installed by the builder; if not completed before occupancy, a $50,000 landscaping deposit is required. Height of improvements is limited to 24 feet.
- Assessments & fees: Annual assessments are levied equally per lot; the initial maximum is $3,600 per year. Annual increases are capped at 20% unless for insurance, taxes, or utilities. Special assessments may be levied for capital improvements or enforcement. Failure to pay creates a lien on the lot.
