Vista De Montana is a planned community of single-family homes in Buckeye, Arizona, governed by a homeowners association (HOA). This Declaration of Covenants, Conditions, Restrictions, and Easements (CC&Rs) binds all owners and occupants, establishing a development scheme with architectural controls, common area easements, and an assessment structure. The community is still under developer control during the Declarant Control Period, which may extend until 2060.
- Architectural review & design control: All exterior improvements, landscaping, and alterations require prior written approval from the Reviewing Authority (Declarant or Design Review Committee). Design Review Guidelines govern colors, materials, setbacks, and landscaping, and the authority may waive or vary requirements. Declarant and its affiliates are exempt from review.

Use Restrictions may be amended by Declarant during the Declarant Control Period, and thereafter by the Board subject to a 67% owner override. No further subdivision or rezoning is allowed without Declarant's approval (while Declarant is a member).
- Dispute resolution: The Declaration requires alternative dispute resolution and establishes a process for litigating claims against the Association, including a right to cure alleged defects. Disputes between owners are submitted to the Reviewing Authority or Board.
