- What you own & maintain: You own your lot and the residence on it. The association maintains common areas (Common Area) and certain other areas of association responsibility. You are responsible for maintaining your lot and residence to a standard that avoids nuisance and unsightly conditions.
- Leasing & rentals: You may lease your entire lot and residence, but the initial lease term must be at least one month. You must provide the association with lessee info and a local emergency contact at least 10 days before the lease starts. You are liable for any rule violations by your tenants or their guests. Subleasing and assignment of leases are prohibited.
- Pets: You may keep a reasonable number of dogs, cats, or similar household birds as domestic pets (the board decides what is reasonable). Dogs must be on a leash (max 6 feet) when off your lot, and you must immediately remove feces from common areas. No animals that create a nuisance or excessive noise are allowed.
- Architectural review: Prior written approval from the Design Review Committee is required for any exterior construction or modification, including fences, landscaping, paint colors, and structures. The committee has 45 days to respond after you submit a complete application; if they fail to respond, approval is deemed granted. Decisions are based on aesthetic and harmony considerations and are final.
- Vehicles & parking: Motor vehicles owned by residents must be parked in a garage or carport, or in the driveway if insufficient garage space. Driveway vehicles cannot exceed 7 feet in height or 18 feet in length, and commercial vehicles/display are prohibited. Recreational vehicles and motor homes may be parked in the driveway for loading/unloading only, up to 24 consecutive hours or 72 hours in a 7-day period. No vehicle storage is allowed except in a garage.
