Veritas at McCormick Ranch is a condominium community in Paradise Valley, AZ. You own your individual unit and share ownership of the common elements, which the association maintains and insures. The association enforces rules, collects monthly fees, and has the power to fine and lien for violations.
- Leasing & rentals: Leases must be for the entire unit and for a term of at least three months. Leases shorter than three months are considered transient/hotel use and are prohibited. Owners must provide the association with a tenant registration form within 10 days of tenancy.
- Pets: Up to two common household pets are allowed per unit. Pit Bulls and Rottweilers are strictly prohibited, and the board may restrict other breeds. Pet waste must be immediately cleaned up.
- Parking & vehicles: Owners and tenants must park in their individual garage. Guest parking is available on a first-come, first-served basis, with a 7-day consecutive limit. Boats, trailers, RVs, commercial vehicles, and trucks over 3/4 ton are prohibited. Vehicle repairs are limited to emergencies and must be completed within 12 hours.
- Pool & facilities: Pool, spa, and outdoor shower are for resident use only. Quiet hours from 10 pm to 7 am. Children under 14 must be supervised. No glass, pets (except service dogs), or suntan oil allowed. Pool keys are not to be duplicated; lost keys incur a $25 replacement fee. Use of facilities is denied to owners delinquent in fees.
- Monthly fees & assessments: Monthly fees are due on the 1st; a late fee of 10% of the unpaid amount or $15 (whichever is greater) is added after the 15th. Delinquent accounts may incur liens, collection costs, and foreclosure after 105 days past due. Payment plans are available with a minimum of 1/12 of the balance plus ongoing assessments.
- Violations & fines: Violations are addressed with a graduated fine system: first notice (14 days to cure, $25 penalty plus $15 certified fee), second notice ($50 penalty plus $15 fee), third notice ($100 penalty plus $15 fee), and subsequent inspections ($100 penalty each). Health/safety violations may bypass the notice procedure. Owners have a right to a hearing before penalties are assessed.
- Exterior changes & maintenance: Exterior changes are not permitted without board approval. Non-structural interior improvements (e.g., floor coverings) may be done without approval but only between 8 am and 7 pm weekdays. Structural changes require written board approval, including plans, permits, and contractor insurance. Landscaping on common elements is prohibited.
- Insurance: The association carries a master policy covering common elements and units (building structure). Owners must carry their own HO6 policy for interior finishes, contents, and non-structural improvements. They also recommend personal liability coverage.
