Camello Vista I is an 85-unit condominium in Phoenix, AZ organized in 17 buildings. You own your unit's interior and share equal ownership (1/85th) of the building structure and common grounds; the council maintains these shared elements and funds them through monthly per-unit assessments.
- What you own & maintain: You own your unit's interior and have exclusive use of a patio, terrace, balcony, fireplace, and covered parking space. You must maintain carpeting on all floors except the kitchen and bath. The council maintains the building structure, grounds, and common elements and can enter your unit to inspect and make necessary repairs.
- Monthly assessments & fees: Assessments are due on the 1st of each month and become delinquent after 10 days; unpaid amounts accrue 6% annual interest. Costs cover maintenance, utilities, insurance, building upkeep, and your 1/85th proportional share of recreational area management through Camello Vista Homeowners Association. You cannot waive assessments by not using facilities.
- Parking & vehicles: Maximum two motor vehicles per unit, parked only in your designated covered space. Trucks over 3/4 ton and trailers are completely prohibited; boats and campers must be stored covered in a designated area and cannot be parked on streets or common grounds. No vehicle maintenance or repair work is allowed except for emergencies.
- Pets: Dogs, cats, and other household pets are permitted but cannot be kept for commercial purposes. Pets are not allowed on common areas unless specifically permitted by Council rules.
- Use restrictions & modifications: Units are for residential, single-family use only; no business activities of any kind are permitted. You cannot make excessive noise or create nuisances, paint or decorate your patio or balcony without Council approval, or attach items to shared walls. Wall penetrations limited to 2 inches.
- Right of first refusal on sales & leases: Before selling or leasing your unit, you must notify the Council in writing with the terms and prospective buyer/tenant details. The Council has 10 days to consent or designate an alternative buyer/tenant on the same terms. If the Council does not respond, you may proceed with the transaction within 90 days.
- Liens & enforcement for unpaid assessments: The Council has a lien against your unit for unpaid assessments, including accrued interest, attorney fees, and collection costs. The Council can foreclose within 180 days of recording the lien and can exclude delinquent owners from using common facilities.
- Common area access & shared liability: You have equal access (1/85th ownership share) to all common elements: land, recreational facilities, pools, grounds, parking areas, and utilities. You are legally liable to the Council for any damages to common areas caused by you or your occupants.
