You own your unit's interior and have exclusive use of a patio, terrace, balcony, and covered parking space; the association owns and maintains all common elements—buildings, grounds, landscaping, and recreational facilities—funded by your monthly assessments. The Council of Co-Owners, made up of all unit owners, manages the community.
- What you own & maintain: You own the interior cubic space of your unit and have exclusive easement to use your patio, terrace, balcony, fireplace, and covered parking. The association maintains all common elements—land, buildings, utilities, landscaping, and facilities. You must keep your unit in repair; the association can enter for inspections and maintenance of common elements within your unit.
- Monthly assessments & delinquency: You pay monthly assessments for maintenance, utilities, taxes, insurance, and reserves, calculated based on your unit's proportionate share of common elements. Payments are due the 1st of each month and delinquent after 10 days; unpaid assessments accrue 6% annual interest. The association can place a lien against your unit and foreclose if payments aren't made, and you'll be liable for attorney's fees and collection costs.
- Selling or leasing your unit: You can lease your unit for residential use to a single family. If you want to sell or lease, you must notify the Council of Co-Owners in writing; they have 10 days to accept the same terms or propose an alternative buyer/tenant. You can only proceed with a third party if the Council declines within 10 days, and you must complete the transaction within 90 days of your notice.
- Parking & vehicles: You may own no more than two motor vehicles, parked only in your assigned covered space. Boats and campers must be stored covered in a separate designated area; trailers and trucks over 3/4 ton are completely prohibited from the property. No car maintenance work is allowed except in emergencies.
- Age restriction: No one under age 16 can live in a unit as a permanent resident, unless the Council of Co-Owners approves a written exception for your specific unit.
- Pets: Household pets (dogs, cats, and similar animals) are allowed, provided they are not bred or kept for commercial purposes. Pets are not permitted on common areas except as Council rules allow.
- Alterations & architectural review: You cannot paint, decorate, remodel, or landscape your balcony, patio, or terrace without written Council approval. You cannot penetrate walls between units by more than 2 inches. Any structural changes or common area modifications require Council permission.
