Barclays Suncliff is a standard single-family residential subdivision in Peoria, AZ. These covenants, conditions, and restrictions (CC&Rs) apply to all lot owners and are enforceable by neighboring owners, with no homeowner association or mandatory assessments.
- Land use & building type: Each lot is for residential use only, limited to one detached single-family dwelling with a double-car carport or garage. No business, trade, or manufacturing is allowed.
- Building size & location: The dwelling floor area must be at least 900 square feet (excluding porches, garages, carports, patios). Setbacks: 15 feet from front line, 5 feet from interior side lot lines, 10 feet from street side lot lines.
- Antennas: All radio, TV, and other antennas must be placed so they are not visible from neighboring properties or streets.
- Backboards & athletic equipment: Basketball backstops or similar equipment must not be mounted in front or side yards. Portable (movable) backboards are allowed.
- Fences: Fences along rear property lines may be up to 6 feet high. In front or side street setback areas, fences cannot exceed 3 feet. Other side lot fences can be up to 6 feet.
- Signs: Only one sign (max 5 square feet) advertising the property for sale or rent is allowed, unless approved by the Architectural Committee or developer.
- Pets & livestock: No livestock or poultry; dogs, cats, or other household pets are allowed but not for commercial breeding or maintenance.
- Care of property & parking: Properties must be kept neat and free of rubbish. Overnight parking of trucks, vans, or trailers on streets is prohibited. No trailers or RVs in front or side yards; they may be parked behind masonry wall fencing.
