- Board of Managers & elections: A five-member Board of Managers is elected by homeowners at the annual February meeting. Board members serve two-year terms (staggered initially) and cannot serve consecutive terms. Three members constitute a quorum.

- Impound fund: A six-month impoundment fund, paid at purchase, is kept intact to cover defaults by any homeowner. Upon sale, the seller must collect the impoundment amount from the new owner. Interest earned on the fund goes to the general operating fund.
- Interior & exterior alterations: Interior alterations are generally allowed, but any changes affecting the building structure require prior Board approval. Exterior additions or changes (walls, colors, plantings) must be submitted and approved by the Board. Electrical changes must be done by a qualified contractor per National Electrical Code.
- Insurance: The Board maintains fire and comprehensive insurance on all buildings, paid from the budget. Deductibles are the responsibility of each homeowner. Personal property and personal liability are not covered by the association's policy.
- Storage restrictions: No occupant may store combustible materials that increase fire risk or affect fire insurance coverage.
- Binding effect: These by-laws run with the land and are binding on lessees, tenants, and new owners.
