What Sun City Homeowners Association's governing documents say
Sun City is an age-restricted active adult community (55+) in Youngtown, AZ, governed by the Sun City Home Owners Association (SCHOA). These CC&Rs apply to single-family detached homes and include mandatory deed restrictions. At least one occupant must be 55+, and no one under 19 may reside more than 90 days per year. Residents must also sign a Recreation Facilities Agreement with the separate Recreation Centers of Sun City (RCSC) for access to amenities.
- Age restriction (55+): At least one occupant per unit must be 55 or older. No person under 19 may occupy a unit for more than 90 days in any 12-month period. The association may grant variances to maintain 80% occupancy by 55+ residents.
- Single-family use: Lots are for single-family dwellings only. No trade or business may be conducted on the property, with limited exceptions for home-based businesses that are not visible, audible, or odorous from outside, involve no customer visits, and no employees beyond family members living there.
- Vehicle restrictions: No vehicles (cars, trucks, RVs, boats, trailers, etc.) may be parked or maintained on any portion of a lot except in a garage, or on public streets for more than 72 hours. Cars, light trucks (≤1 ton), passenger vans, and golf carts may be parked in garages, carports, or driveways at any time.
- Animal restrictions: No livestock or poultry allowed. Pets must not make unreasonable noise, must be fenced or on a leash when outside, and waste must be cleaned up. Pets must not create a health or safety hazard or unreasonably disturb others.
- Fencing and landscaping: Front fences/walls/hedges must be behind the dwelling's front wall, except decorative ones up to 24 inches. Side/rear fences/walls/hedges max 6 feet. On golf course lots, fences within 25 feet of rear property line must be wrought iron above 3 feet. Lake lot fences/walls/hedges max 3 feet within 25 feet of rear property line. Landscaping must not obstruct golf course or lake views.
- Leasing & rentals: Owners may lease their lot, but must provide the lessee with written notice that the property is subject to the CC&Rs and obtain a written agreement from the lessee to comply. A copy must be given to the association upon request. Enforcement costs are paid by the owner.
- Setback requirements & construction: Minimum 20-foot front setback, 5-foot side setback (10 feet if adjacent to street). Garages/carports detached from dwelling may be on side or rear lot line if within rear half of lot. Minimum dwelling size 800 sq ft enclosed living area. Construction must be masonry or insulated frame. No detached or temporary structures allowed.
- Recreation center membership: Each owner must execute a Recreation Facilities Agreement with Recreation Centers of Sun City, Inc. (RCSC), agreeing to pay annual fees and special assessments. This obligation runs with the land and may become a lien. All residents must abide by RCSC's articles and bylaws.
