Citrus Garden Estates is a single-family residential subdivision in Peoria, AZ, governed by a Declaration of Restrictions (CC&Rs) that run with the land. These rules apply to all lot owners and residents, enforced by the Citrus Garden Estates Committee.
- Residential use only: All lots are residential; no business or commercial activity is allowed on any lot.
- Minimum home size & construction: Dwellings must have at least 2,000 sq. ft. of ground floor living area (excluding garages, porches). - Fencing & screening: Six-foot block fencing is mandatory on rear and side lot lines up to the rear of the home, must be completed within 90 days of final construction inspection. Garbage cans, clotheslines, equipment, and storage must be screened from view.
- Vehicles & storage: All vehicles, boats, and equipment must be stored in garages or screened in rear yards; no parking or storage on streets or front yards.
