Starlight Canyon is a planned single-family home community in Scottsdale, AZ, with 18 lots and an HOA. You own your lot and home; the association maintains common areas like Tracts A and B. - Architectural review: All exterior changes—landscaping, structures, colors, roofs—must be approved by the Architectural Control Committee (ACC). The ACC has 30 days to act; if they don't, approval is deemed given. Roof material must be concrete tile, clay tile, or slate; colors must be in the earth tone family.
- Assessments: Annual assessments were initially $936 per lot (2003), with quarterly payments of $234. The board can adjust annually. Special assessments require 2/3 owner vote; supplemental assessments also need 2/3 approval. Late payments bear 18% interest and can become a lien.
