- What you own & maintain: You own your lot and house (including garage) and are responsible for all maintenance, repairs, landscaping, and termite control. The association maintains only the common area (Tract A) – landscaping, dry wells, drainage, and trash removal from common areas.
- Architectural review: Any exterior change – painting, planting, awnings, fences, additions, or structural alterations – requires prior approval from the Architectural Control Committee (ACC). The ACC has 30 days to respond; if no response, approval is deemed given.
- Leasing & rentals: You may rent your entire lot (house) to a single family only. No portion of a lot may be rented separately, and time-share arrangements are prohibited. No minimum lease term is specified.
- Pets: Only common household pets are allowed – no breeding or commercial purposes. Pets must be kept under control, and owners must clean up all deposits. Excessive noise (e.g., barking) may result in loss of pet privileges.
- Parking & vehicles: No trucks, buses, boats, RVs, campers, or similar vehicles may be parked on streets, driveways, or front portions of lots for more than 48 hours per week without annual board approval. They may be stored behind a wall, RV gate, or in an enclosed garage, but not on blocks or jacks.
- Assessments & fees: Annual assessments are levied per lot. As of the 2010 amendment, the maximum annual assessment was $348 ($29/month), adjustable by CPI or utility/tax increases without a vote. Special assessments require 2/3 member vote. Late fee: $10 per delinquent quarter.
- Use restrictions: Lots are restricted to single-family homes no more than 2 stories with an attached 2-car garage. No business, commercial, or religious activities except home occupations allowed by zoning. No temporary structures, no clotheslines over 6 feet, no signs over 24"x30", and no nuisances (noise, odors, etc.).
