Sunrise Unit III is a standard single-family subdivision in Phoenix, AZ, governed by deed restrictions that run with the land. These rules apply to all lot owners and are enforced by the homeowners association once 75% of lots are sold. The restrictions cover use, architecture, animals, parking, and landscaping.
- Architectural review: All new buildings, additions, fences, or other improvements require prior written approval from the Company (original developer). Plans must be submitted and are deemed approved if no response within 30 days. Minimum livable area is 1,450 square feet; geodesic or A-frame homes are prohibited. Maximum building height is 18 feet.
- Animals: No animals that are offensive, noisy, or a nuisance. Allowed domestic animals: no more than 2 dogs and 2 cats. Farm animals are limited to a total of 3 horses/cows/sheep, 3 geese/turkeys/ducks, 5 rabbits/guinea pigs, or 15 chickens (with a combined cap of 15). Animal facilities must be set back at least 70 feet from front property line, 15 feet from interior side lines, and 20 feet from exterior side lines.
- Parking & vehicles: No commercial trucks, dump trucks, stake trucks, vans, junk cars, or machinery may be parked or stored on any lot or street within the subdivision. Boats and travel trailers are allowed if placed in a manner not detrimental to other lots. No washing machines or other appliances may be kept outside. No short-wave radio equipment or antennas without written consent.
- Landscaping & native plants: Saguaro and barrel cacti, ironwood, and palo verde trees must not be destroyed or removed without written permission. The natural desert landscape is to be maintained wherever feasible. Landscaping must be kept in a pleasant manner; lots may not be left barren except where livestock is kept. All clotheslines must be in the rear of the residence.
- Use restrictions: Each lot is for single-family residential use only. No business, no noxious or offensive activity, no advertising signs except one 'For Rent' or 'For Sale' sign per lot. No subdivision of lots except for public utilities. Fences must be solid permanent material (no barbed wire, chicken wire, or woven wire; chain link allowed if professionally installed).
