- What you own & maintain: You own your designated unit and an undivided 33⅓% interest in the common elements. You are responsible for all maintenance, repairs, and replacements within your unit and its exterior (except any common elements extending into the unit). The association maintains the common elements.

- Insurance: The association must maintain property insurance on common elements (replacement value), liability insurance (minimum $1M/person, $5M/accident), and workers' comp. Each owner may obtain separate insurance for their unit and personal property. Subrogation is waived among owners and the association.
