Adobe Gardens is a standard single-family home HOA community in Phoenix, AZ. You own your lot and house; the Association maintains common areas (private streets, landscaping, perimeter walls) and carries master insurance. There are 72 lots, each with one vote (the Declarant gets four votes per lot until it exits). There is no age restriction.
- What you own & maintain: You own your lot and all improvements on it (your house, landscaping, etc.) and are responsible for their care, maintenance, and repair. The Association maintains the common areas (Tracts A–V), including private streets, water/sewer lines, drainage, irrigation, and perimeter walls.
- Architectural review: All exterior improvements (structures, fences, landscaping changes, etc.) require prior written approval from a Design Review Committee appointed by the Declarant. Plans must be submitted; the Committee can set standards and may impose conditions.
- Vehicles & parking: Commercial and recreational vehicles (e.g., commercial trucks over 1 ton, boats, RVs, trailers) are prohibited from parking or storing on lots or common area unless they qualify as a 'Family Vehicle' (e.g., pickup trucks 3/4 ton or less without a camper).
