What Aldea's governing documents say
Aldea is a single-family home HOA in Phoenix, AZ — a community of detached houses governed by a homeowners' association. These Covenants, Conditions, and Restrictions (CC&Rs) bind all lot owners, residents, and occupants, establishing rules for uses, maintenance, assessments, and architectural standards.
- Permitted uses & single-family requirement: Lots must be used exclusively for residential purposes by a 'Single Family' (one or more related persons, or up to three unrelated persons living as a household). No commercial, professional, or trade activities are allowed, except a private office.
- Architectural & design control: All exterior improvements, alterations, landscaping, and color changes require prior written approval from the Design Review Committee. Only one single-story detached dwelling and an attached garage are permitted per lot; no two-story residences are allowed.
- Landscaping & maintenance: Owners must complete landscaping on disturbed areas within 90 days of occupancy. If not done, the association may step in and charge the owner. Owners must keep lawns, shrubs, and plantings trimmed and free of trash, and maintain the area between their lot and the street.
- Pets & animals: Only a reasonable number of common house or yard pets are allowed; no livestock, horses, or poultry. Pets must not be a nuisance. The board can determine whether a pet is a recognized house pet or a nuisance.
- Vehicles & parking: Vehicles of owners and residents must be parked in garages or driveways only. Guest parking on streets is limited to 3 days. Inoperable vehicles, commercial trucks over 1.5 tons, trailers, boats, and campers are prohibited if visible from neighboring property or common areas. No vehicle repair visible from neighboring property.
- Leasing & rentals: An owner may lease the entire dwelling unit to a 'Single Family' tenant, but the owner is responsible for ensuring the tenant complies with all declarations and rules.
- Party walls & fences: Party walls and fences between lots must be maintained jointly; if damaged by an owner or occupant, that owner must repair at their own cost. Fences and walls cannot exceed 6 feet in height and must be slump block or cinder block (no chain link or wire fencing).
- Signs & antennas: Signs visible from neighboring property are generally prohibited, except for one for-sale/lease sign (max 500 sq. in.), address numbers, and signs approved by the Design Review Committee. Outdoor antennas and satellite dishes are not allowed unless required by federal law or approved.
