Pueblo Verde is a standard single-family home HOA in Goodyear, AZ. These Covenants, Conditions & Restrictions (CC&Rs) bind all owners, tenants, and residents. They cover architectural controls, use restrictions, parking, pets, and rentals to maintain the community's appearance and value.
- Architectural review: Any exterior construction or modification (e.g., fences, sheds, paint changes, landscaping) requires prior written approval from the Design Review Committee. Unapproved changes may be forced to be removed. The Committee has broad aesthetic discretion, and plans are automatically disapproved if not acted on within 60 days.

Vehicles must be parked in garages or driveways; street parking is prohibited if garage/driveway space is available. Inoperable vehicles and major repairs visible from outside are banned.
- Pets: A reasonable number of dogs, cats, and household birds are allowed as pets, but the Board determines what is reasonable. Pets must be confined to the owner's lot; dogs on common area must be leashed and feces removed. Noisy or nuisance animals may be removed.
- Leasing & rentals: Owners may lease their entire lot and residence with a written lease of at least one month. Tenants must get copies of the governing documents. Owners must notify the association of lease dates and tenant names, and remain liable for any tenant violations.
- Signs & antennas: For-sale or for-rent signs are limited to one temporary sign of 5 sq ft or less, but a for-sale sign cannot be displayed until one year after purchase, and a for-rent sign until two years. Antennas and satellite dishes require prior approval unless prohibited by law.
- Assessments & maintenance: The association levies regular and special assessments on all lots (except during the Declarant Control Period). Owners are responsible for maintaining their own lots and improvements; the association maintains common areas. Late payments can lead to liens and suspension of common-area use.
