Arcadia Courtyards is a condominium community in Phoenix, AZ — you own your individual unit and share ownership of common elements like hallways, driveways, parking spaces, and landscaping. The association maintains the building exteriors and common areas, funded by per-unit assessments based on square footage. This document is the full rulebook for owners, tenants, and guests.
- What you own & maintain: You own the interior of your unit (walls, floors, ceilings) and are responsible for its maintenance, including utility meters, water heaters, and air conditioning units serving only your unit. The association maintains everything outside — building exteriors, roofs, common areas, and private water/sewer lines up to the unit connection.
- Architectural review: Structural modifications or any change visible from the outside require prior written board approval, often with certified plans, insurance, and a security deposit. Nonstructural interior changes that don't affect mechanical systems are allowed without approval but you're still liable for damage. The board can stop noncompliant work.
- Pets: Dogs, cats, fish, or birds commonly kept as household pets are allowed in 'reasonable numbers' as determined by the board. Dogs must be leashed outside, waste removed immediately, and no dangerous breeds are permitted. The board may adopt weight/height limits but only with member vote. Any pet that bites or is a nuisance must be removed within 3 days of board demand.
- Leasing & rentals: Units may be leased, but only the entire unit (no partial leases). Leases must be in writing, subject to all condo documents, and a signed copy provided to the association at least 10 days before move-in. The owner remains liable for tenant violations and must provide the tenant with copies of the rules.
- Parking & vehicles: Each unit gets allocated parking: two-bedroom units receive one covered and one uncovered reserved space; one-bedroom units receive one covered reserved space. Parking is only in designated paved spaces, and vehicles must fit within the lines. No inoperable vehicles or car covers; vehicles not moved weekly may be towed at owner expense. Emergency repairs only — no maintenance or restoration on site.
- Assessments & budget: Monthly assessments are based on your unit's square footage proportion. The board sets the budget annually, and the maximum increase in any year is 110% of the prior year's (or the 6-year average), unless 2/3 of owners vote for more. Special assessments may also be levied. Reserves are required after the developer period ends.
- Use & occupancy restrictions: Units are for residential use only. Home businesses are allowed only if not visible, audible, or detectable from outside, and consistent with residential character. No hazardous materials, no antennas or satellite dishes visible outdoors (without board approval), and no signs on exteriors without approval. Window coverings must be board-approved unless identical replacements.
- Enforcement & variances: The board can fine owners for rule violations and has lien rights for unpaid assessments. It may grant variances from the rules for hardship or aesthetic reasons, but those are temporary and don't set precedent. The board can also tow violating vehicles and stop unapproved construction.
