Arellanor is a single-family home subdivision in Phoenix, AZ, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs). These rules apply to all lot owners and their occupants, setting minimum lot sizes, building standards, and use restrictions to preserve the rural-residential character of the neighborhood.
- Property & lot standards: Minimum lot size is 1 gross acre. Minimum livable floor area for any residence is 2,500 square feet (excluding porches, carports, garages), and each home must have at least a two-car garage. Setbacks must meet Maricopa County minimums.
- Permitted uses & structures: All lots are limited to single-family residential use. No mobile homes or multi-sectional manufactured homes are allowed. Temporary living quarters (e.g., travel trailer) are permitted only while the owner builds their own home, and construction must be completed within 12 months of commencement.
- Architectural standards: Roof-mounted A/C units are prohibited. No exposed asphalt shingle roofs, reflective metallic surface roofs, or metal roofs are allowed.
- Animals: Horses and livestock (cattle, pigs, chickens, etc.) are not permitted on any lot.
- Yard maintenance & nuisances: Trash and garbage must be kept in containers and not visible from neighboring property except on collection days. Any condition that breeds disease or insects is prohibited. Nuisances (rubbish, odors, any use violating government ordinances) are not allowed.
- Natural arroyos & easements: Natural arroyos must remain undisturbed; nothing may impede storm-water flow, and fencing must not obstruct it. Lot owners must keep arroyos clear of debris. A roadway easement provides access and utilities; maintenance costs are shared equally among benefiting lot owners.
- Enforcement & violations: If a violation continues for 60 days after written notice, any lot owner can seek injunctive relief or monetary damages. The prevailing party in a dispute is entitled to twice its reasonable attorneys' fees and court costs. Failure to enforce does not waive the restrictions.
- What this document doesn't cover: This CC&R does not establish an association with dues or assessments, nor does it include any age restriction, rental limitations, or pet restrictions beyond the ban on horses/livestock.
