Reid’s Ranch is a single-family home HOA in Phoenix, AZ — you own your lot and detached house, and the association manages common areas and enforces rules. This Declaration of Covenants, Conditions, and Restrictions (CCRs) applies to all owners, occupants, tenants, and guests.
- Assessments & fees: You must pay base assessments to fund common expenses, initially $85/month/lot (subject to annual 20% increase without owner vote) and possible special assessments. Late payments incur 10% annual interest, reasonable late charges, and a lien on your property.
- Leasing & rentals: No rule can prohibit leasing, but the association may require a minimum lease term of up to 12 months and may require use of approved lease forms. Owners must ensure leases bind tenants to all CCRs and rules.
