Arizona Country is a standard single-family home homeowners association (HOA) in a gated community in Chandler, AZ. These governing documents apply to all lot owners, residents, and their guests. The HOA maintains common areas, enforces architectural standards, and levies assessments to fund its operations.
- What you own & maintain: You own your lot and the house on it. The association maintains all common areas (tracts A–R, streets, landscaping), and you are responsible for maintenance on your lot, including landscaping (except back‑yard plants visible from neighbors require no approval).
- Architectural review: Any improvement visible from a neighboring property – including front‑yard landscaping, exterior color changes, fences, sheds, basketball hoops, and antennas – needs prior written approval from the Architectural Review Committee (ARC). Back‑yard landscaping is exempt if not visible. ARC may charge a review fee and must decide within 30 days or approval is deemed given.
- Leasing & rentals: You may lease your entire house. The lease must include a clause stating the tenant agrees to all governing documents. No minimum lease term is stated, but the tenant must be bound by the rules.
- Pets: A 'reasonable number' of common household pets (dogs, cats) are allowed, but not for commercial purposes. Dogs must be leashed when off your lot, and you must clean up feces. Pet structures must not be visible from neighboring property. ARC decides if a pet is a nuisance or if the number is reasonable.
- Parking & vehicles: Recreational vehicles, boats, and trailers may be parked on your driveway only for loading/unloading (max 24 hours in any 7 days). Otherwise they must be stored in a garage. Inoperable vehicles are banned. Garages must be used primarily for parking, not living space. The HOA can tow violators at owner's expense.
- Signs: No commercial, political, or other signs visible from a neighbor's property are allowed without ARC approval. Exceptions: one 'For Sale' sign (size/color per design guidelines), signs required by law, and approved residence‑ID signs.
- Assessments & fees: Annual assessments are divided equally among all lots. The HOA may also levy special assessments if approved by >⅔ of votes at a member meeting. Late payments incur 12% interest and a late fee (greater of $15 or 10% of unpaid amount). The HOA has a lien on your lot for unpaid amounts.
- Use restrictions: Houses must be used only as residences. Home‑based businesses are allowed if not detectable from outside, no customer visits, and consistent with residential character. No nuisances, no clotheslines visible from neighbors, no outdoor incinerators, and no temporary buildings used as residences. Trash containers must be screened except on collection days.
