- Residential use & home businesses: All lots must be used only for single-family residential purposes. Limited home businesses are allowed if they comply with local ordinances.
- Leasing & rentals: Leases must be in writing, for the entire lot and residence, with a minimum term of 30 days. Tenants must follow the declaration, and owners remain responsible.
- Animals: Common household pets (dogs, cats, etc.) are allowed, but not in unreasonable numbers as determined by the Architectural Committee. No commercial breeding, and pets must be leashed or in a fenced yard. Structures for pets must not be visible from neighboring property.
- Architectural review: Any exterior change — including landscaping, paint, additions, fences, or solar panels — requires prior written approval from the Architectural Committee. Applications are deemed approved if not acted upon within 60 days.
- Parking & vehicles: Vehicles must be parked in garages or driveways; no overnight on-street parking. No heavy trucks, boats, or RVs visible from neighboring property (except pickups under 1 ton and mini RVs under 7 ft height/18 ft length used for basic transportation). No inoperable vehicles or repairs visible.
- Assessments & fees: Initial maximum annual assessment was $540 per lot (about $45/month), increasing annually by up to 5% or CPI, but capped at 20% year-over-year without majority approval. Special assessments require 2/3 vote. A transfer fee is charged to new owners, plus a one-time reserve payment equal to two months of assessments.
- Maintenance & landscaping: Owners must maintain their lot and residence in good repair. Front yards must be landscaped within 180 days of ownership per Architectural Committee plans, and kept free of weeds. The association may step in and charge the owner if they fail to maintain.
