Cooper Corners East is a standard single-family home HOA in Phoenix, AZ. Homeowners own their lot and house, while the association maintains common areas. These rules apply to all owners, residents, and guests.
- Residential use & home businesses: All lots must be used for residential purposes only. Limited home-based businesses are allowed if they are not visible or detectable from outside, involve no customer visits, and are run only by residents living in the home.
- Leasing & rentals: Leases must be in writing for a minimum initial term of one month. Owners must notify the association at least 10 days before the lease starts and provide tenant and emergency contact info. Subleasing is prohibited.
- Pets: A reasonable number of dogs, cats, parakeets, and similar household birds are allowed as pets. The board decides what is reasonable. Dogs must be leashed (max 6 feet) when off the owner's lot, and owners must clean up after them.
- Parking & vehicles: Parking on streets is restricted if garage or driveway space is available. Commercial vehicles and inoperable vehicles may not be parked visibly. No storage of vehicles outdoors except in a garage. Recreational vehicles can be parked in driveways only for loading/unloading.
