Arrowhead Manor Estates is a single-family residential HOA community in Phoenix, Arizona. You own your individual lot; the association maintains common areas and enforces extensive architectural and use restrictions. As part of the larger Arrowhead Lakes master-planned community, you pay assessments to both the sub-association and the master association.
- Residential use only: Your lot must be used exclusively for residential purposes. Home-based businesses are permitted only if they are not apparent from outside, comply with zoning, involve no door-to-door solicitation, and don't threaten security or safety—the Board retains final discretion.
- Architectural review: Any exterior improvement visible from neighboring property requires prior written approval from the Architectural Committee. If the committee does not respond within 30 days, approval is deemed granted. The committee may deny based on aesthetics, harmony with existing structures, compliance with design guidelines, or consistency with the project's general plan.
- Assessments & master association obligations: You pay annual assessments to both Arrowhead Manor Estates and the master association (Arrowhead Lakes); you are obligated to both sets of rules. If assessments are unpaid for more than 15 days, the association can suspend your common-area use rights and place a lien on your lot.
- Vehicles & parking: Personal vehicles must be parked in a garage or driveway (max 7 ft height, 18 ft length). Recreational vehicles and boats may park in a driveway only for loading/unloading: 24 consecutive hours or 72 hours within any 7-day period. Guest vehicles are allowed 72 hours in any 7-day period. Mobile homes, travel trailers, and boats cannot be stored. The Board can tow violators at the owner's cost.
- Pets: You may keep up to two domestic pets per lot—dogs, cats, parakeets, or other household birds. Dogs must remain on your lot or be leashed (no longer than 6 feet) when off-lot. Pets cannot be a nuisance; the Architectural Committee has final discretion over nuisance disputes.
- Exterior restrictions: Trash must be in covered, committee-approved containers and not visible from neighboring properties. Clotheslines, satellite dishes, signs, and most other exterior features are prohibited or require approval. Utility lines must be underground or concealed. Rooftop A/C units are prohibited. Basketball goals are allowed only on free-standing poles with approval.
- No temporary structures or incomplete building: No trailers, tents, incomplete buildings, or temporary structures may be used as residences. Temporary construction structures must be removed within 12 months.
- Common area access suspension: The Association can suspend your right to use common areas (excluding street access to your lot) if you are more than 15 days delinquent on assessments or have violated the Association Documents and failed to cure within 15 days of notice.
