What Square One's governing documents say
Square One is a single-family home HOA in Tempe, AZ. If you own a home here, you’re automatically a member of the association and must follow these rules. They cover how you use your property, maintain it, and what you can build or change.
- Residential use & home businesses: Lots are for single-family residential use only. Home businesses are allowed only if not detectable from outside (no extra traffic, noise, or employees besides residents).
- Leasing & rentals: You may lease your entire unit for a minimum term of six months. You must notify the association with the lease start/end dates and occupant names. Short-term or transient rentals (like hotels) are prohibited.
- Pets: You may keep a reasonable number of common household pets (no commercial breeding). The board decides what’s reasonable upon request. Pets must be indoors or in fenced yards, and you must clean up after them.
- Parking & vehicles: No recreational vehicles, boats, trailers, or commercial vehicles may be parked where visible from neighboring property. Parking is limited to garages and paved driveways. Guest parking on streets is allowed for up to 24 hours, but not overnight. Violations may result in towing.
- Architectural & landscape control: You must get prior written approval from the Architectural Committee for any exterior change (painting, fencing, additions, landscaping, etc.). Approval is deemed granted if the committee doesn't respond within 60 days. Fencing must be masonry/wrought iron, max 6 feet, and placed on side/rear boundaries. Landscaping must be installed within 60–90 days of moving in.
- Maintenance obligations: You must maintain your home’s exterior, fences, roof, and landscaping in good repair. The association maintains common areas and any areas designated as association responsibility. If you fail to maintain, the association may step in and charge you.
- Assessments & fees: You must pay annual assessments set by the board, plus any special assessments for capital improvements or emergencies. Unpaid assessments create a lien on your property and can lead to personal liability and collection costs.
