This is not a residential community; it governs business use, construction, and maintenance.
- Building setbacks & lot coverage: No building may be within 35 feet of a street property line or 10 feet of another owner's land. Aggregate building and screened storage area cannot exceed 70% of the parcel, and building area alone cannot exceed 50%.
- Landscaping & open areas: All open areas must be dustproofed, surfaced, landscaped, rockscaped, or lawn. Exterior walls must be maintained in good condition; repainting required at least once every 4 years. Roof elevation differences cannot exceed 2 feet.
- Architectural review: No buildings, signs, screening, or structural alterations may be erected without Corporation approval of plans for landscaping and architectural conformity. Approval cannot be unreasonably withheld. Construction completed for over 3 months deemed approved unless suit filed.
- Permitted uses: Premises may only be used for manufacturing, processing, storage, wholesale, office, laboratory, professional research, and development. No use offensive by noise, smoke, or odor; no explosive or dangerous substances; no open storage unless screened to at least 6 feet height.
- Maintenance & enforcement: Owner must maintain all structures, walks, driveways, lawns, rockscaping, and landscaping in good order. The Corporation has sole enforcement rights and its interpretation of restrictions is binding. No general restrictive scheme is intended; rights only in the Corporation.
